A Neighborhood Next Door to the County Seat
Lincoln Park is the dense, unincorporated residential area that wraps around the southeast side of Cañon City, and homeowners here look for concrete contractors for the same everyday projects as in town: driveways, patios, walks and garage floors. The census-designated place had 3,934 people and 1,824 housing units in 2020 on about 3.8 square miles, more than 1,000 people per square mile. Cañon City borders it on the north and west, and Brookside on the southeast.
Older homes and a long history
The Census Bureau first defined Lincoln Park for the 1950 census, and the former town of Prospect Heights is now part of it. Many homes here date back decades. A lot of the concrete we see has settled, cracked from frost, or was poured too thin to begin with.
The area's history also includes the Cotter uranium mill, which began processing ore in 1958 and later led to contamination of the local water supply and a Superfund listing. That history does not change how we pour concrete, but it is one reason we always ask about any digging restrictions or known site issues on a property before excavating.
Working with limited space
Lots in Lincoln Park tend to be smaller than in rural Fremont County. That shapes the work:
- Driveways often run close to property lines, so forms, slope and drainage must be planned to avoid sending water onto a neighbor.
- Backyard patios may need concrete carried in by pump or buggy when a truck cannot reach.
- Walkways and steps must fit tight side yards while still draining.
Freeze-thaw in a mild climate
Next-door Cañon City averages 38.3 inches of snow a year with January lows near 18 degrees and highs near 49. That pattern of freezing nights and sunny days repeats all winter. Water in cracks freezes and widens them every cycle. Sealing cracks early and keeping joints filled is the cheapest way to extend the life of older concrete here. For new slabs we use air-entrained mixes, proper control joints and a penetrating sealer.
A new garage floor in an old garage
Detached garages in older neighborhoods often have a floor that was poured thin, never reinforced and has since broken into pieces. Replacing it is a common Lincoln Park job. We break out and haul the old concrete, check the soil, add a compacted gravel base, place rebar on chairs and pour a new 4- to 5-inch floor sloped gently toward the door. A smooth troweled finish makes it easy to sweep, and we cut joints to divide the floor into roughly square panels.
If the garage walls sit on the old slab rather than a separate footing, we plan the work so the structure stays supported.
Working near property lines
With homes close together, we confirm where the property line sits before forming a driveway or walk. Concrete that crosses onto a neighbor's lot or sends water their way causes disputes. A short conversation and a string line at the start avoid both.
Fremont County rules
Because Lincoln Park is unincorporated, permit questions for a garage floor or a new driveway go to Fremont County rather than Cañon City.
Choosing the right fix
Crack repair for hairline and medium cracks where both sides are level. Section replacement where a panel has sunk or lifted. Resurfacing for sound slabs with surface wear. Full replacement where the base has failed or the slab is broken across many pieces.
We will tell you which one fits, and we check Fremont County rules for work on an unincorporated lot before starting.

Lincoln Park Questions
Can you pour a patio if a concrete truck cannot reach my backyard?
Yes. On tight Lincoln Park lots we use a concrete pump or power buggies to move concrete from the street to the back of the lot.
Is Lincoln Park part of Cañon City?
No. It is an unincorporated census-designated place in Fremont County, though it uses the Cañon City post office. We check county rules for work there.
Is it worth sealing cracks in an old driveway?
If the slab is still level and stable, sealing cracks keeps water out and slows freeze-thaw damage. If sections have sunk or broken up, replacement is the better value.
