Old Town, New Concrete

Coal Creek was incorporated in 1882, only a decade after Cañon City, and much of what concrete contractors do here is replacing worn concrete around long-standing homes. The town was incorporated on February 11, 1882, and named for its coal mining industry. A post office opened in 1873 when Colorado was still a territory. The 2020 census counted 364 residents on about 764 acres.

Neighbors in the coal district

Coal Creek sits in southeastern Fremont County, with Rockvale to the west, Williamsburg to the northwest and Florence to the northeast. Railroads once ran from Florence to haul coal out of Rockvale and Coal Creek. Today it is a quiet residential town, but many homes date back generations, and so does some of their concrete.

Signs it is time to replace

  • Walks broken into many small pieces.
  • Steps that rock, crumble or have pulled away from the porch.
  • Driveway sections that have sunk several inches.
  • Patios that slope toward the house.
  • Deep scaling where the surface has flaked off in sheets.

If you see one or two hairline cracks in a stable slab, sealing is usually enough. The list above usually means the base has failed and new concrete is the lasting fix.

How we handle older properties

Old homes can hide surprises under concrete: old footings, buried debris or pipes. We remove concrete carefully, check what is underneath, and rebuild a compacted gravel base. The Colorado Geological Survey notes that water ponding near foundations and poor drainage worsen damage from expansive clays, so we grade every new slab away from the house.

Nearby Cañon City averages more than 38 inches of snow per year, and the area sees many freeze-thaw cycles. We pour air-entrained concrete, cut joints the same day and recommend sealing once cured.

Patios for an older home

Plenty of older homes never had a proper patio, just a small stoop or a patch of dirt out back. A new patio can change how the yard gets used. A few planning tips:

  • Size it for use. A table for four needs about 12 by 12 feet; add room for a grill.
  • Keep it below the door. The patio surface should sit a step below the threshold and slope away.
  • Think about sun. A west-facing patio gets afternoon heat; a shade structure may need footings set in the slab.
  • Choose the finish. Plain broom is simplest; stamped concrete adds a stone look.

We can also add a short walk that ties the patio to the driveway or garage so you are not crossing grass in winter.

Winter care for older and newer slabs

Shovel snow before it is packed down, use sand for traction, and keep deicing salt off concrete less than a year old. On older concrete, fill open cracks before winter so water cannot freeze inside them and widen them further.

Driveways on older lots

Driveways around older homes were often poured as two narrow tire strips or a single-car slab a few inches thick, with no steel and little base. When those break up, we usually recommend a full-width slab instead of patching the strips. That means removing the old concrete, digging past any loose fill, compacting a gravel base, and pouring at least 4 inches with thickened edges where tires run. If you park a work truck or trailer, we go thicker. A small step or bevel at the garage door, and a slope toward the street or yard, keep meltwater out of the garage.

Coal Creek is an incorporated town, so the permit question goes to the town rather than to Fremont County. We ask before we schedule anything.

Coal Creek Questions

Can old concrete steps be repaired, or do they need replacing?

If the steps are solid and only worn on the surface, a bonded repair can work. If they rock, crumble or have separated from the house, replacement is the better long-term choice.

What happens if you find something buried under my old slab?

We stop and talk with you about it. Old footings or debris are removed so the new base is solid, and any change to the plan is agreed on before we continue.
